Our Gold Service

Our vendor advocacy Gold Service is initiated by you, the vendor, and starts from the time you decide to sell. We begin by recommending the best agents to interview – including any agents you want to include, (or exclude!), from the process, plus our recommendations. We then interview these selling agents and select the best one together. From there we work collaboratively as a team utilising a hybrid of Golden Alliance’s and the agent’s experience, sales tactics and knowledge to provide you with the best options and support you throughout the process.

As a part of this expansive service, we also ensure agent fees and advertising costs are fair and equitable, assist in preparing your property to go to market, provide and recommend the best sales approach and strategies, manage the campaign itself right through to sale and settlement and offer expert advice, clear communication and support every step of the way. This guarantees a proactive, transparent, stress-free and positive experience. You deserve to feel confident and have trust in the sale of your property! That’s how all vendors should feel!

Please note, for this service, there is no cost payable by you, the vendor, to Golden Alliance (GA). The selling agent pays GA a fee from their commission. It is in our written agreement between GA and the selling agent, that the agent will not increase their commission to accommodate GA’s fee and that they must absorb GA’s fee as a business development cost to them. This means our service comes at essentially zero cost to you.

We have 2 services we offer to work with clients who find themselves in these situations. This choice of services depends on the amount of involvement you would like from us. We can also give you a recommendation of what we think is necessary to get you from your
current circumstances to sale!

Our Silver Service

This is effectively the same as our Gold Service but commencing at a point in time where the selling agent has already been appointed by you and may already be working on the sale.

We will have an initial meeting with you to obtain background information on the sale so far and understand your concerns, your targets and desired outcomes, your relationship with the agent and answer any questions you may have. We look at the property and any marketing – if prepared or online – and finally speak to the agent on your behalf to fully understand their processes, reasoning and strategies so far for a comprehensive overview of the sale, what is and isn’t working and where any problems may lie.

After our initial and thorough assessment of the sale and property, we will provide advice and recommendations to improve the sale, communication and relationship with the agent and anything else that is required (this varies greatly depending on the specific situation).

This is not a situation we enter lightly. Despite any mistakes made by or problems with the selling agent and/or sale, we still want their full cooperation and a positive working relationship with them for your benefit and for that of the sale. Therefore, we treat the situation with respect and consideration of all parties involved. Tact and a flexible approach to suit each person involved are paramount.

From there, we give you our continued involvement, support and ongoing advice in a collaborative way, right through to sale and settlement. We are involved in all communication with you and the agent, plus additional strategy and support calls individually with you for the duration of the sale. Every vendor and sale is different and therefore, we tailor our service to each individual vendor, property and campaign and what is required respectively. It becomes a team effort – you, the vendor, Golden Alliance and the selling agent all striving together for the best possible outcome!

Our bronze Service

This is a triple consultation and strategy service. Similar to our Silver Service, we will still take the time to gather a full understanding of the situation, the property, your needs and concerns and of course take the time to do the same with the agent.

The second consultation is a meeting to deliver our advice and recommended strategies to you that you can use moving forward with the agent. Finally, we confirm your new instructions with the agent on your behalf – usually in a meeting with all 3 of us (vendor/s, selling agent and GA) to make sure you and the agent are all comfortable and aligned in strategy moving forward.

To engage us for one of our partial services, there is a minimal cost payable to GA which we will tailor to you depending on the circumstances and timing of our involvement. It is paid directly by you, the vendor as a selling agent has already been appointed prior to our engagement.
